Overview

Step 1
Maskwood Nexus’s static ability applies to creatures you control, making those creatures every creature type (this applies to creature permanents, creature spells you control, and creature cards you own that aren’t on the battlefield) — this text is in Maskwood Nexus’s Oracle text and concerns creature objects.
Step 2
The World Tree is a land permanent. Its static ability (the conditional line that makes lands you control have "{T}: Add one mana of any color") gives an activated mana ability to lands you control; that ability meets the criteria in and is therefore a mana ability.

If a permanent that is a creature (including a land that has become a creature by some other effect) is affected by multiple effects that set creature type, the specific overwriting interactions described in the changeling ruling apply (Ruling [2021-02-05]).
